Application for the redevelopment of Borough Triangle submitted

Following over two years of engagement with the London Borough of Southwark, the GLA and the local community, Berkeley Homes have submitted a new planning application (Planning reference: 24/AP/1958) to the London Borough of Southwark, for the mixed-use redevelopment of the Borough Triangle site, SE1.

The 2024 revised proposals respond to comments received on the 2022 application, meet updated building regulations and provide enhanced benefits for the local community.

The vision is to create an exciting new neighbourhood that celebrates local culture and connects residents and the wider community at Elephant & Castle’s northern gateway.

Our proposals for Borough Triangle include:

  • 892 new high-quality homes, including 35% affordable homes by habitable room
  • 152 (25%) will be social rent homes, including 63 3 bed+ sized homes
  • A new, long-term sustainable home for Mercato Metropolitano
  • A dedicated c. 5,000 sqft community space
  • New office and retail space, generating footfall and promoting inward investment
  • 3,620 sqm of accessible new public realm (equivalent to 14 tennis courts), including a new public piazza, 98 new trees and a 56% net biodiversity gain
  • New green pedestrian routes, promoting sustainable travel, health and wellbeing
  • A future-proofed and enhanced connection with the Low Line public realm corridor
  • Sustainable, low-carbon homes, responding positively to the Climate Emergency
  • Skills and training opportunities for Southwark residents, including c. 60 apprenticeships, training opportunities and work placements throughout construction.
  • An estimated 324 jobs per year during construction and 596 jobs created in the new non-residential spaces in the completed development, a net increase of 195.

Public consultation

Since 2021, public consultation has included engagement with local residents, community groups, near neighbours, and wider stakeholders. We have knocked on 1,056 doors, delivered over 40,000 flyers, spoken to over 1,290 people, received 1,165 survey responses, and held 23 stakeholder meetings.

For more information on our consultation activities and the feedback received, please refer to our Statement of Community Involvement.
