Our design approach for the proposed buildings at Borough Triangle seeks to respond to the local context, delivering high-quality, distinctive architecture while also prioritising sustainability and carefully considering the relationship with the surrounding area.
For further detail on the approach in terms of height and massing, please see our related blog here.
Approach to 82 & 83 Borough Road
While neither of these buildings is listed, we greatly appreciate the historic character both of the former Baptist Chapel at 82 Borough Road and the London School of Musical Theatre building at 83 Borough Road.
We are proposing to fully retain the former Baptist Chapel at 82 Borough Road to preserve its distinctive contribution to the area. The interior of the building will be converted to make it suitable to host commercial/workspace.

We are also planning to partly retain 83 Borough Road – preserving its historic frontage on Borough Road and the part-existing ground floor and first floor halls.

Approach to building materials
Reflecting both the heritage of the area and the nature of Borough Triangle as a residential-led development, the main building material we are proposing is brick. This will be in a range of colours and styles across the four buildings, appropriate to their respective heights.
For the taller buildings – Blocks A & B – the façade will be more detailed and robust at lower levels, with a rich mix of materials such as dark red brick anchoring the buildings within the streetscape. At middle levels, the use of paler brick will emphasise the elegance and verticality of the buildings, while metal detailing at upper levels will create distinctive tops.
Blocks C & D will similarly use a variety of façade materials at different heights – anchored by a base of glazed green brick at lower levels to respond to the surrounding streetscape, with varying shades of red, yellow and white brick used for the bulk of the buildings and white brick and bronze metal detailing at upper levels.

Sustainable design approach
In line with the priorities of Southwark Council and the GLA regarding the Climate Emergency, as well as Berkeley’s own ambitious sustainability targets, as set out in Our Vision 2030. We are targeting a BREEAM score of ‘Excellent’ for sustainability across the development.
The use of air source heat pumps for heating and hot water will allow the development to achieve a carbon reduction of c. 50%, while low flush toilets and shower restrictors will be used to minimise water use.
