Delivering a vibrant new neighbourhood

New homes

Berkeley’s early vision for the site seeks to respond to the objectives of Southwark Council  and the aspirations for the Elephant and Castle Opportunity Area set out in the New London Plan, whilst addressing the significant need for new, high-quality homes in the Borough.

The redevelopment of this site is an opportunity to deliver a new, mixed-use neighbourhood in the heart of Southwark, in line with Berkeley’s history of strengthening communities across London.

The proposals will include a mix of affordable tenures and home sizes, including family homes. The wellbeing of future residents and our neighbours will be a key consideration in the design process. The new neighbourhood will prioritise the wellbeing of future residents and neighbours.

A vibrant mix of uses

Alongside the new homes, we envisage a mix of other uses to support the new neighbourhood – including exciting retail and leisure offerings along with new office spaces. These spaces will work in tandem with the new homes, bringing life and activity to the site and creating a new destination in North Elephant and Castle, in line with our vision for the site.

A range of active uses at ground floor will increase footfall to the area and help to build connections between the site and existing local businesses. These spaces will be supported by the new landscaped public spaces we are proposing, as well as pedestrian routes through the site which will activate the ground floor and promote the local economy.

We are keen to work with the local community to identify your needs and priorities. This will help to shape how we develop these spaces as part of our proposals, whilst ensuring that we maximise the benefits they bring to the area.

We are committed to working closely with all existing stakeholders and tenants to ensure that local businesses and operators have an opportunity to feed into the plans.

A sustainable approach

Berkeley is committed to sustainability across all of our developments, with ambitious targets of reducing carbon emissions in homes by 40% by 2030 and reducing absolute construction emissions by 50% over the same period. We will follow this approach at Borough Triangle, creating new, richly-planted, biodiverse and inclusive open spaces across the site. At least 15% of the site will be public open space, in line with policy guidelines.

There will be living roofs on all suitable roof spaces, providing feeding and sheltering opportunities for local wildlife.
