A new neighbourhood
The redevelopment of the Borough Triangle site provides an exciting opportunity to deliver a new, mixed-use neighbourhood in the heart of Southwark, in line with Berkeley’s history of creating new communities across London.
There is a clear need for new homes in the Borough and the London Plan (2021) has identified capacity for 5,000 new homes in the Elephant & Castle Opportunity Area, of which the Borough Triangle site forms a key part. The site is designated as suitable for new homes by the New Southwark Plan, under NSP44 (Newington Triangle).
The Berkeley Group has a long-standing reputation for building award-winning homes and neighbourhoods across London, Birmingham and the South of England. Our approach involves working collaboratively with local authorities and communities to maximise the opportunities of challenging and complex sites. To date, Berkeley has built over 1,900 homes in Southwark, with more than 3,000 further homes in the pipeline.

Affordable and family-sized homes
Our emerging proposals for the site include new homes in a range of sizes, including family-sized homes. There will also be a proportion of homes designed to meet the needs of residents with disabilities. Our proposals actively respond to the local housing needs and run in line with the Council’s policies.
We will be providing affordable housing, in accordance with planning policy. There will be a mix of affordable tenures – as expected by Southwark Council and the GLA.
All new homes will be designed to the same high standards in terms of quality regardless of tenure and all residents will have full access to ground floor public open space.
Amenity space
The new public piazza and other public open spaces on the site will be accessible for the use and enjoyment of residents, workers, visitors and the wider community. For more information on the public spaces we are proposing, please see our dedicated blog.
We will be providing dedicated on-site play spaces for children, including within the new public piazza and woodland area. We are discussing the details of this approach with the Council.
