New public spaces and connections

Landscaped public spaces

The emerging vision for the site is to deliver a new destination for the local area. We envisage richly planted and biodiverse green spaces on the site, including a new, flexible and inclusive public piazza for the local community.

We hope to transform over 15% of the site into publicly accessible open space, exceeding the guidelines set out in Southwark’s site allocation.

The new public spaces will support the mental and physical wellbeing of the whole community, providing areas for gathering and quiet contemplation which will benefit locals and visitors of all ages.

There will be seamless connections between the public open spaces and the new homes and non-residential spaces. The new public piazza will be a hub for the local community, reopening and reconnecting the site to the surrounding area.

The new piazza will be able to host community events and gatherings. We are keen to hear your ideas as to how we can create a safe, open space that meets local needs and is welcoming to the whole community – as well as how you would like to use the new public spaces.

Improved access and sustainable transport

The development of this site presents a unique opportunity to improve connections to the local area. These include designing new public access routes to the piazza; creating safe routes across the site; connecting the site with the wider community, including existing streets; and taking a thoughtful approach to the streetscape, to ensure the new neighbourhood is safe and welcoming.

The site is well connected by public transport – including the Underground and local buses – and is supported by surrounding cycle routes, meaning that there are a range of sustainable transport options for residents and visitors. This is demonstrated by its Public Transport Accessibility Level (PTAL) rating of 6b – the highest possible.

New, safe and attractive pedestrian routes through the site will encourage people to walk around the area and cycle spaces will be provided on-site for residents, workers and visitors. In addition to promoting health and wellbeing, this will contribute towards improving local air quality. There is potential to integrate these routes into the ‘Low Line’ walking route, which is an aspiration of Southwark Council.

In line with Southwark Council’s aspirations and London-wide policy, the development is expected to be predominantly car-free, which means that there will be no car parking spaces for residents – except for Blue Badge parking spaces for those who may require these.
