Welcome to the Borough Triangle consultation website, showcasing our vision for the redevelopment of the site – we would appreciate your thoughts and ideas as a local resident, worker or visitor to the area as we develop our plans for Borough Triangle.
Borough Triangle
Borough Triangle is a 0.88 hectare triangular plot of land bounded by Newington Causeway, Borough Road and Newington Court. It is located between Borough Underground Station (a five-minute walk to the north-east) and the Elephant and Castle Roundabout (five minutes to the south-west).
The site has a long and complex planning history. Both Hollybrook and Peabody have previously brought forward proposals for the site, with Peabody most recently submitting a planning application to Southwark in 2014 and subsequently withdrawing the application in 2016.
Berkeley Homes acquired the site in September 2020. Since then we have appointed a first-class project team to develop a vision for the redevelopment of the site and have held initial meetings with officers at Southwark Council earlier this year. Our design process has closely followed the ongoing review of the draft New Southwark Plan, in which the site is allocated for redevelopment (under NSP41).
Existing tenants on the site include Mercato Metropolitano (who have been operating as a temporary ‘meanwhile use’ for many years); the London School of Musical Theatre at 83 Borough Road; Resonance FM at 82 Borough Road; and Carpoint at 69 Borough Road.

The Team
An experienced team is developing ideas for the future of Borough Triangle, led by Berkeley Homes (South East London) Ltd., a Division of Berkeley Group plc.
The Berkeley Group has a long-standing reputation for building award-winning homes and neighbourhoods across London, Birmingham and the South of England. They have a strong track record of investing in communities in Southwark and across London, delivering high quality, sustainable homes and neighbourhoods promoting wellbeing and community cohesion.
The architects on the project are Maccreanor Lavington, an architectural firm based in London and Rotterdam with considerable experience in a range of architectural styles, in particular designing new neighbourhoods and homes.

Our vision
Borough Triangle has been allocated for redevelopment by Southwark Council. The Council’s aspirations for the site include new homes, workspace, retail, community or leisure space and open space.
The vision for the site is to create an exciting new destination for Elephant and Castle which will deliver a new neighbourhood that is designed around people; connecting residents and the wider community alike.
Working with our first-class project team, we aim to deliver hundreds of much-needed new and affordable homes – with a focus on residents’ wellbeing and sustainability – alongside new commercial and community offerings, as well as public spaces and accessible transport.
The vision for the site includes:
Consultation and next steps
We have begun meeting with several key stakeholders in the area and are now keen to hear from local residents regarding their ideas and priorities over the course of our extensive consultation process. For more information on our approach, please see our recent blog post on ‘Working with the community’.
The project website will be frequently updated with the latest news and information from the project team throughout the consultation process. We are inviting local people to share their feedback via a number of surveys relating to the proposals in order to help shape plans. Click here for the ‘Have Your Say’ tab of the website, where you can access the latest surveys and leave your valuable feedback.
Following consultation and engagement with the community and local stakeholders, we hope to be in a position to submit a planning application to Southwark Council in Spring 2022.
