Supporting jobs, investment and activity

A vibrant mix of uses

Alongside the new homes we are proposing, we envisage a mix of other uses to support the new and existing neighbourhoods. These will include new shopping, dining and leisure opportunities, as well as new office spaces. These spaces will help to bring life and activity to the site and create a new destination for the community.

By providing active uses at ground floor level, we will increase footfall to the area and help to build stronger connections between the site and surrounding local businesses. The proposed public spaces will provide a relaxed and welcoming atmosphere that all visitors and workers can benefit from, whilst new pedestrian routes through the site will provide safe and secure connections for the community to use.  For more information on these, please see our dedicated blogs on public spaces and connections.

We greatly appreciate the contribution that Mercato Metropolitano makes to the local area in terms of bringing the community together in a lively and vibrant place. Mercato celebrates the area’s industrial character and diversity, hosting a wide variety of cuisines from all over the world. It also regularly hosts community events, including outdoor cinema screenings, performances and street art exhibitions.

We are keen to ensure that commercial spaces within the development contribute to the vibrancy of the area and are welcoming to the whole community. We have held constructive discussions with Mercato Metropolitano to date regarding its future and intend to continue these discussions moving forward.

Supporting jobs and growth

The London Plan (2021) has identified capacity for 10,000 new jobs within the Elephant and Castle Opportunity Area, where the site is located. Southwark Council’s site allocation within the New Southwark Plan (NSP44 – Newington Triangle) considers the site suitable for new workspace and retail and it is also located within the Central Activities Zone – a key area for business growth.

Our emerging proposals include new workspace, which will be designed to be flexible and meet the standards and requirements of modern businesses. We hope that this workspace will support job creation and contribute positively to the London Plan’s target for new jobs.

The non-residential space we are proposing at ground floor will fall under ‘Use Class E’ – this provides flexibility to deliver new shops, restaurants or services (such as banks etc.), depending on the needs of the local area.

In our consultation to date, a number of local people have highlighted  that shopping options in the surrounding area are limited. As such, we would welcome your suggestions in terms of the types of shops and/or other uses you would like to see come forward on-site.
