Our developed proposals: new homes

Blog

Posted 4 years ago

Need and opportunity

There is a clear need for new homes in Southwark and the London Plan (2021) has identified capacity for 5,000 new homes in the Elephant and Castle Opportunity Area, of which the Borough Triangle site forms a key part.

The site allocation under the recently adopted Southwark Plan (NSP44 Newington Triangle) notes that a redevelopment must provide new homes and identifies a minimum capacity of 438 new homes.

Building upon Berkeley’s history of strengthening communities across London and strong track record of delivery in Southwark – with c. 2,000 homes built in the Borough to date and over 3,000 further homes in the pipeline – we have developed proposals that go above and beyond Southwark’s minimum requirements, maximising the potential of this complex site to deliver a new mixed-use neighbourhood in the heart of Southwark.

New homes: the key numbers

We are proposing a total of 838 new homes across the development – this will include affordable homes.

We are seeking to maximise the delivery of affordable housing while working within the constraints of the site and the challenging economic environment. We are committed to ensuring that these new homes are of the highest quality.

The new homes will be in a range of sizes, reflecting local housing needs and as informed by Southwark and GLA planning policy. This will include 335 one-bedroom homes/studios (40%); 369 two-bedroom homes (44%); and 134 three/four-bedroom homes (16%).

Blue Badge car parking spaces will be provided for residents with disabilities, in line with policy (please see the blog on new connections for further detail on transport arrangements).

High-quality homes and amenities

Berkeley has a track record of delivering high quality, safe homes for all – and best practice will be applied throughout design and construction to ensure that this is the case for all new homes at Borough Triangle, regardless of size and tenure.

All new homes will benefit from adequate privacy and the development has been designed to minimise the potential for overlooking. Furthermore, the vast majority of new homes will be dual aspect (with windows facing in two different directions), maximising their access to natural sunlight all year round.

Private and communal amenity space is provided on-site and the full amount of required playspace is provided on-site for children up to the age of 11 – within the piazza, at podium level and on lower roof terraces. Older children will also have access to public spaces on-site, with a number of parks within close walking distance.
