Recap on our vision
The vision for Borough Triangle includes new shopping, dining, work, and leisure opportunities to create a new and exciting destination for the community.
By providing active uses at ground floor level, we are hoping to increase the footfall to the area and help to build stronger connections between the site and surrounding local businesses. The proposed public spaces will provide a relaxed and welcoming atmosphere that all visitors and workers can benefit from, whilst new pedestrian routes through the site will provide safe and secure connections for the community to use. Please see our dedicated blogs on our proposals for public spaces and connections for further information.
Space and location
In line with Southwark Council’s site allocation as part of the Southwark Plan (NSP44 – Newington Triangle), we are proposing an overall increase in non-residential floorspace and uses.

As indicated in the diagram, we propose to convert the former Baptist Chapel 82 Borough Road to provide new commercial/workspace. The rear façade will be opened up in order to improve its relationship with the new piazza. The building is currently envisaged to contain offices – however, the use will be flexible, responding to tenants’ demands.
Non-residential spaces we are proposing at ground floor will fall under ‘Use Class E’ – this provides flexibility to deliver new shops, restaurants or services (such as banks etc.) depending on the needs of the local area. Depending on the classifications, the proposals provide for c. 6,000 sqm of space.

Supporting jobs and growth
The London Plan (2021) has identified capacity for 10,000 new jobs within the Elephant and Castle Opportunity Area, where the site is located. The Council’s site allocation considers the site suitable for new workspace and retail and it is also located within the Central Activities Zone – a key area for business growth.
Non-residential space will be designed to be flexible to meet the standards and requirements of modern businesses. We hope that this will help support job creation in the area once the development is operational.
We greatly appreciate the contribution Mercato Metropolitano makes to the local area and we are continuing to have constructive discussions regarding its future.
