Application addendum for the redevelopment of Borough Triangle submitted

Blog

Posted 2 years ago

Following the submission of our planning application in July 2024 for the mixed-use redevelopment of the Borough Triangle site, SE1 (Planning reference: 24/AP/1958), we have continued constructive engagement with the local community and are now pleased to have submitted an addendum to the planning application in response to the comments received.

The amendments build on the significant public benefits offered through the July Application. The amendments include:

  • Trebling the number of 4-bedroom Social Rented family homes (from 3 in the July Application to 9 in the Addendum) in direct response to local need
  • Commitment to a Business Support Package, developed in conversation with traders, to support them during the construction period
  • A larger entrance lobby for Social Rented residents, and a new cycle workshop, extending the sustainable transport offer and increasing the activation of Newington Causeway
  • Improved neighbourly relationship with adjacent Diary House, preserving their amenity, and
  • An extended Community Centre use class, to accommodate broader community operations

Our vision remains to create an exciting new neighbourhood that celebrates local culture and connects residents and the wider community at Elephant & Castle’s northern gateway.

The public benefits of the proposals remain broadly in line with those shared in July, including:

  • 892 new high-quality homes, including 35% affordable homes by habitable room
  • 153 (25%) will be social rent homes, including 57 3bed+ sized homes
  • A new, long-term sustainable home for Mercato Metropolitano
  • A dedicated c.5,000sqft community space
  • New office and retail space, generating footfall and promoting inward investment
  • 3,620 sqm of accessible new public realm (equivalent to 14 tennis courts), including a new public piazza, 98 new trees and a 56% net biodiversity gain
  • New green pedestrian routes, promoting sustainable travel, health and wellbeing
  • A future-proofed and enhanced connection with the Low Line public realm corridor
  • Sustainable, low-carbon homes responding positively to the Climate Emergency
  • Skills and training opportunities for Southwark residents, including c.60 apprenticeships, training opportunities and work placements over the project.
  • An estimated 326 jobs per year during construction and 585 jobs supported by the completed development, a net increase of 183.

Public Engagement

Since submitting the July application, we have continued engagement with local residents, local traders, community groups, near neighbours, and wider stakeholders.

We hosted a post-submission briefing event in October providing details of the application in an easily accessible manner, attended by members of the consultant team to respond to specific queries raised; continued to engage with local businesses including the Arch Company and the Ministry of Sound; and have held further meetings with Mercato Metropolitano traders to discuss support during the construction phase of the development. These conversations have informed the amendments proposed within the application addendum.

For more information on our consultation activities and the feedback received, please refer to our Statement of Community Involvement Addendum.
